CMHC MLI Select · Energy Modelling Canada
Energy modelling & performance attestations for CMHC-insured multi-unit projects.
MLI Select rewards multi-unit residential projects that commit to energy efficiency, affordability, and accessibility — with preferred insurance terms, higher loan-to-value ratios, and longer amortizations. We deliver the modelling and documentation that turn those commitments into approved points.

Why It Matters
CMHC's MLI Select scores multi-unit projects on three commitments. The more points your project earns, the stronger your financing becomes — up to 95% loan-to-value, amortizations up to 50 years, and reduced premiums.
Performance modelling against National Building Code baselines, validated through professional attestation.
Long-term rental affordability commitments — 20+ years unlocks an additional 30 points.
Buildings meeting 100% Visitability under CSA B651-2023 qualify for top-tier accessibility points.
What We Deliver
As Registered Energy Advisors working under NRCan's EnerGuide Rating System, we build the technical case that supports your MLI Select application from concept to submission.

Who Can Attest
CMHC accepts attestations from a defined list of qualified professionals. Thrive Energy's team is led by Registered Energy Advisors.
Earning Points
Projects can focus on energy efficiency alone or combine commitments across all three categories to increase their score. Current CMHC point distribution and insurance flexibilities are shown below.

Borrowers making a 20+ year affordability commitment earn an additional 30 points. Buildings must be 100% visitable per CSA B651-2023. Minimum DCR of 1.10 for standard rental, 1.20 for other shelter models, and 1.40 for non-residential space.
