CMHC MLI Select · Energy Modelling Canada

Better financing for better buildings.

Energy modelling & performance attestations for CMHC-insured multi-unit projects.

MLI Select rewards multi-unit residential projects that commit to energy efficiency, affordability, and accessibility — with preferred insurance terms, higher loan-to-value ratios, and longer amortizations. We deliver the modelling and documentation that turn those commitments into approved points.

Multi-unit residential building

Why It Matters

Points unlock real financing value.

CMHC's MLI Select scores multi-unit projects on three commitments. The more points your project earns, the stronger your financing becomes — up to 95% loan-to-value, amortizations up to 50 years, and reduced premiums.

Energy Efficiency

Performance modelling against National Building Code baselines, validated through professional attestation.

Affordability

Long-term rental affordability commitments — 20+ years unlocks an additional 30 points.

Accessibility

Buildings meeting 100% Visitability under CSA B651-2023 qualify for top-tier accessibility points.
